How Much Does It Cost to Tint a Condo in Toronto? Full 2026 Pricing

Window film for a typical Toronto condo costs $800 to $3,000 depending on the number of windows, the type of film, and the size of the unit. A single bedroom or bathroom window runs $150 to $400. A full one-bedroom condo with 4 to 6 windows costs $800 to $1,500. A larger two-bedroom unit with 8 to 12 windows runs $1,500 to $3,000.

Pricing by Film Type

The type of film you choose is the biggest factor in cost:

Privacy film (frosted or one-way): $8 to $14 per square foot. Most popular for bathrooms, bedrooms, and units facing other buildings. Frosted gives 24-hour privacy. One-way reflective gives daytime privacy with a clear view out.

Solar heat control film: $8 to $15 per square foot. Essential for south and west-facing units that overheat in summer. Blocks up to 80 percent of heat and 99 percent of UV rays.

Security film: $12 to $20 per square foot. Less common in condos but requested for ground-floor and accessible units concerned about break-ins.

Decorative film: $8 to $14 per square foot. Custom patterns, frosted designs, and branding for condo amenity spaces and common areas.

Do I Need Building Permission?

Window film is installed on the interior surface of your glass. In most Toronto condos, interior modifications do not require board approval. However, some condo corporations have rules about the exterior appearance of windows. If you are considering a reflective or tinted film that changes the look of the glass from outside, check your building’s rules first.

Frosted film and clear films (security, UV protection) typically do not change the exterior appearance and are rarely an issue with condo boards.
