Can your condo board restrict window film?
This is the question we hear most often. The short answer: condo boards can regulate the exterior appearance of the building, but they generally cannot prevent you from applying film to the interior surface of your own windows. Most condo corporation rules focus on window coverings that are visible from outside the building. A neutral or clear solar film applied to the interior glass surface is typically either explicitly permitted or not addressed in the rules at all.
If your building has strict appearance guidelines, the safest choices are:
- Clear or near-clear solar film with minimal exterior appearance change
- Neutral-tone films rather than strong reflective or coloured options
- Frosted film on bathroom or bedroom windows that are not prominent from the street

What types of film work best in condos?
Solar film
The most popular choice for Toronto condos. Blocks up to 80% of heat gain and 99% of UV, maintains your view, and is nearly invisible from inside and outside. Best for east, south, and west-facing units.
One-way reflective privacy film
Creates daytime privacy. You can see out, people outside cannot see in. Works by reflecting exterior light. At night when your interior lights are on, the effect reverses, so this is a daytime-only privacy solution. Popular for ground-floor units and units facing nearby buildings.
Frosted film
Full 24-hour privacy. Diffuses light without blocking it entirely. Popular for bathrooms, bedroom windows, and balcony glass doors where privacy is the priority over the view.
Security film
Less common in condos but worth considering for ground-floor units, units on lower floors with accessible balconies, or buildings in areas with elevated theft risk. Holds glass together on impact.
Will film damage my windows?
Applied correctly to compatible glass, no. The one risk area in condos is thermal stress in sealed double-pane or triple-pane units. If a darker or more reflective film absorbs too much heat in an already heat-stressed sealed unit, it can accelerate seal failure. We assess your windows before recommending any film. If your glass is already showing signs of seal failure such as fogging or condensation between panes, we will advise you of that before proceeding with any installation.
